This is area planning, not a sheet layout or seam plan.
Measure finished room length, width and wall height. Choose the drywall sheet size you expect to buy. For rooms with large openings, sloped ceilings or partial-height partitions, an area-only estimate can be improved by breaking the project into separate surfaces.
Sheet orientation, stud spacing, seam placement and transport constraints may make a layout use more sheets than a pure area calculation. Longer sheets can reduce seams but may be harder to handle. Use project drawings or a panel layout for complex work.

Questions
No. It deliberately uses gross wall area and a waste allowance because offcuts from openings can sometimes be reused. For unusually large openings, calculate surfaces separately.
No. The result covers drywall sheet count only. Fasteners, tape, joint compound, corner bead and finishing materials depend on installation details.
Area math does not know stud positions, seam rules or whether a particular offcut can be reused. The result is a purchase-planning starting point, not a panel placement plan.
